Sale Guide - Our at-a-glance guide
Pre-Exchange
1. We receive details of the sale from the Estate Agent.
2. We confirm with you the sale.
3. Your title deeds are requested from your existing lender.
4. We obtain the up-to-date position on your property from HM Land Registry.
5. A redemption figure is obtained from your existing lender.
6. You complete forms regarding the sale of the property.
7. Once we have received your forms and deeds, we shall write to the Buyer's Solicitor with an 'information pack' detailing the sale.
8. You will now have to wait until the buyer is ready to proceed.
Exchange
9. Once the buyer and the seller are ready, a Completion Date (the moving date) is provisionally agreed with the other party.
10. Contracts are then exchanged. The sale is now legally binding.
Pre-Completion
11. You prepare to move out of your property.
12. A Transfer is signed to change ownership of the property from the Seller to the Buyer in anticipation of Completion day.
Completion
13. On Completion day we receive the balance of the sale price, in return for which we will hand over the title deeds to the property and the keys. The seller moves out and the buyer moves in.
14. We will use the money to pay your mortgage and our own fees. Any money left over will be sent to you.
